Bosch moves to building TX at Strijp-T
EINDHOVEN – The Bosch building on Strijp-S in Eindhoven will become available in 2025 when the company moves to building TX on Strijp-T.
Several regional divisions of multinational Bosch will then move to Strijp‑T, as the first tenant in building TX, the former Philips machine factory that is being renovated. Alderman Stijn Steenbakkers of the municipality of Eindhoven, owner of the property that Bosch is leaving on Strijp‑S, reacts 'happy' to the news. 'It is nice that Bosch is going to further expand its activities on Strijp‑T, as the first major tenant in building TX. That way we continue together to build on the strength and future of our city.'
Largest deal for Geva BV
For Geva BV, the lease of the 14,000 square metres of TX is the biggest deal the company has struck in its seventy-year existence, says Boudie Hoogedeure of Geva BV, the real estate firm of the Goevaers family that owns the Strijp-T industrial estate. "The presence of Bosch fits completely within the Strijp-T model in which the theme Make-Create-Innovate is central," Hoogedeure said. The agreement, officially signed on Friday, gives the owner the certainty to push the project forward – in total amounting to 56,000 square metres of offices and other workspaces.
Bosch will bring in de tweede helft van 2025 (parts of) various departments under TX, totaling about 600 employees. These are Bosch Security Systems from Strijp-S, Bosch Rexroth from Boxtel, ItoM (Ideas to the Market, now on the Boschdijk in Eindhoven) and the support services Robert Bosch B.V. and Robert Bosch Investment.

In Boxtel a part of the company, the well-known factory for hydraulic cylinders, had already been sold. The remaining employees are now coming to Eindhoven. ,,We are concentrating the business units in the region now on one high-tech location”, says a spokesperson. ,,Because people mainly know us for the washing machines and dishwashers, but Bosch is really a high-tech company.”
Concentration department in TX
Bosch does this ‘to make optimal use of each other's experience and knowledge; this way we stimulate mutual cooperation. In addition, the proximity of educational and knowledge institutions also offers extra opportunities’, says Patrick Incoletti, director of Bosch Benelux in a press release.
Bosch will have spaces at the new location for product and software development, system development, laboratories, customer service and logistics, demonstration and training rooms, offices for sales and administrative functions

The current Bosch building on Torenallee covers about 10,000 square meters. Since 2011 Bosch Security Systems has been based here, which primarily develops fire detectors, video surveillance systems, burglary alarms, as well as audio systems for conferences and meetings. The space in the Bosch building is inefficient and outdated in terms of sustainability.
In building TX, Bosch gets a building that is hyper-modern in terms of environmental measures and is also much easier to use. The company rents the two five-storey work towers on the Achtseweg-Zuid side and the space in the enormous hall up to the hospitality square that divides TX in two. In total amounting to 14,000 square metres.
Building TX provides 56.000 square meters to businesses
On Strijp-T, formerly entirely owned by Philips, two old-style manufacturing companies are still active: Draka (cables) and Smurfit Kappa (cardboard, packaging). A large part of the other buildings has been renovated by Geva BV over the past five years, with a strong sense for the history. These include the pump station TAQ (for high-tech company Settels Savenije), power plant TR (Innovation Powerhouse, among others design agency Van Berlo), building complex TQ (with a large number of companies) and Glass Laboratory TY (drone maker Avular).
Demolition and asbestos removal have started
Now it's TX, the former machine factory of Philips's turn. In the 300-metre-long and 67-metre-wide building, including new construction, there is space for 56,000 square metres of businesses. Geva BV has meanwhile started asbestos removal and demolition of the interior. During the transformation the façades are being rebuilt according to the original appearance, but insulated. The old sawtooth roofs are also being insulated and fitted with solar panels. The design for the redevelopment/new build is by architect Stefan de Bever.
The technology group has around 421,000 employees worldwide, of whom approximately 3,050 work in the Netherlands. Apart from Eindhoven, the main locations are Bosch Transmission Technology in Tilburg, Nefit Bosch in Deventer, Bosch Power Tools in Breda, Bosch Energy and Building Solutions in Nieuwegein and Berkel & Rodenrijs, BSH Household Appliances in Hoofddorp, Bosch Rexroth in Haarlem and ItoM in Enschede. The multinational generated revenue of €88.2 billion in 2022.
